Footnote - yesterday Azure had issues in the US affecting ChatGPT and a bunch of other services. I had nothing to do with this.

Here's a summary of the issue after the postmortem. It reminded me of an additional term - PIR or Post Incident Review. https://azure.status.microsoft/en-us/status/history/

Very happy that you were able to get the deal done! I've heard bits from your sister, but; and I'll say this again, I love your writing style! Full of humor, sarcasm and intellect and actual facts! Work on a book!

Haha, "erection."

Okay, for real: this was good to read. I'm going to go through this in a few years too. Every case is a little different, but wisdom kinda echoes and rhymes.

In a way, this was the most relaxed transaction like this I've ever done. No time pressure where you have to sell and buy in a coordinated way.

You always have to lookout for the Jonny's. But it's injecting emotion into a big deal that challenges how effective you are. Be like Chad.

I do appreciate being able to disconnect emotionally in situations like those, where it's really easy to derail something due to anger or frustration. I'm no Chad, though.... at least not yet!

It is very stressful selling our parents home, never mind when the other realtor is a total tool. Let's all be a Chad and go for the good karma.

Great article Andrew, thanks.

thanks Donna! sounds like you've been there 😬

I have been there but thankfully our experience was nothing like what you encountered with Johnny. Like Paul I am in western Canada (although we certainly have realtors like that here too).

Thanks for this. You've done a lot of reflection in the past year. And it shows that things usually work out fine. Even when the chunky parts in the middle go awry. We have to go through to get to the other side.

I like the FAFO meme. When I was a realtor, there were a lot of agents who thought they had some sort of gift of sales. Usually they were mostly stupid and greedy. And they usually lost more than they won.

Anyway, have a happy family new year! Talk soon.

Paul, I forgot you were a realtor in a past life! Did you represent yourself or did you play possum when you got a house? I bet the game is a bit different in Canada.

The reason I got my licence originally was so that I could save commission while flipping my own deals. I had a licence to represent both buyers and sellers at the same time. It's called dual agency, but it's usually not good to work both sides. (perceived conflict of interest).

My last real estate deal was representing myself and selling my own home. There was a buyer on the other side with their own realtor. My listing ad always disclosed that the seller was a realtor. You don't want to FAFO as a realtor. You have too much to lose:)

Ah, makes sense. And yeah familiar with the dual agency thing that seems so wrong for both buyer and seller in a traditional sale

Yes. I would usually get my broker (licensed owner) look at the deal for the opposing party. However still a big conflict of interest.
